MHADA to Build 7 Lakh Homes Across Mumbai: Kamathipura, Andheri and Other Regions Included

The Maharashtra Housing and Area Development Authority (MHADA) will make more than 700,000 houses in the city across the Mumbai Metropolitan Region (MMR). The project will happen in the next five years and also includes over 550,000 units within the city. Sanjeev Jaisal, Vice President and Chief Executive Officer of MHADA, confirmed the same.
These 7 lakh houses will be a part of several initiatives, like affordable housing via the lottery, inclusive housing projects, redevelopment schemes, revamps of the Prime Minister’s Grant Project (PMGP) Colony, and cluster redevelopment projects being executed by the authority.
Jaiswal stated on Saturday that MHADA is implementing numerous cluster development initiatives in Mumbai. It includes areas like GTB Colony (Sion), SVP Nagar (Andheri), Goregaon’s Motilal Nagar and Mumbai Central’s Kamathipura. Sanjay further stated that MHADA plans to develop over 200,000 houses through cluster redevelopment within the next 5-7 years.
A report by the Hindustan Times mentioned that the housing authority in Mumbai is expected to generate 120,864 homes via redevelopment of cessed buildings under Section 33(7) of the Development Control Regulations (DCR). At least 27,107 homes will be made from ceded buildings under Section 33(9), 7,769 under Bhendi Bazar redevelopment schemes, and 19,131 in Kamathipura redevelopment. Under the slum redevelopment projects in partnership with the Slum Redevelopment Authority (SRA), at least 90,677 homes will be made, and 15,807 will come under the reconstruction of the PMGP Colony.
This brings the total to 538,118 homes in Mumbai under the project, which is a mix of rehabilitation units, free-sale components for developers and units allocated to MHADA. It will be offered to the citizens through the housing lottery system.
In the next five years, MHADA aims to generate at least 180,403 housing units across the MMR region, including:
Pradhan Mantri Awas Yojana (PMAY) – 88,797 homes
Konkan Board’s housing lottery – 22,606 homes
Inclusive housing projects – 60,000 homes
Integrated Township Projects (15% share) – 6,000 homes
Section 33(5) and cluster redevelopment schemes – 3,000 homes
But here’s a catch. Only a portion of these homes will be available for sale through MHADA’s public lottery draws.
